The Members' Room

Stop working the NT system alone.

The heart of the Academy is not the course library, it is the room: landlords, new managers and principals across the Territory comparing notes, sanity-checking notices and getting straight answers, with something live every week of the month.

Inside the room

A private room, not a comment section.

The Members' Room is the private community every tier joins. It is moderated by the Academy team, Lee-Ann is in it through the week, and the standard is simple: questions get worked by people who do the job.

Answers

Questions worked, not guessed at

Post the notice, the fee question or the tenancy that has you stuck, and get an answer grounded in NT practice.

Directory

The member directory

Find the other self-manager in your suburb, or the principal two suburbs over who has already solved your problem.

Wins

The wins board

First door signed, first audit passed, first bond dispute won. Posted, celebrated and kept, so progress is visible.

Alerts

Law-change alerts

When the NT rules move, a plain-English alert lands in the room with what changed and what to do next.

The groups

Three rooms inside the room, one per kind of member.

The big room is for everyone. The groups are where your track meets its own: same problems, same stage, straight talk.

LandlordsA self-managing NT landlord at their rental property

The Landlord Circle

The self-managers' group

Where DIY landlords sanity-check a notice before it goes out, compare rent-setting in a thin market, and bring the hard one to the monthly Q&A clinic with Lee-Ann.

  • Monthly landlord Q&A clinic, live
  • Notice and lease sanity-checks
  • Wet-season maintenance threads

The PM Peer Room

The fortnightly working session

New and solo PMs, every fortnight, working the real material: the fee objection, the software decision, the door you nearly signed. Collaboration, not competition.

  • Fortnightly live peer session
  • Quarterly trust-accounting clinic with Priya Raman CA
  • The first-twenty-doors playbook, applied

PrincipalsA small Darwin agency team, the kind the Principals' Roundtable is built for

The Principals' Roundtable

Monthly, capped at twelve agencies

The table where principals talk real numbers: fees, doors per manager, hiring, and the things you cannot ask a competitor across the road. Small on purpose.

  • Monthly roundtable, twelve agencies max
  • Numbers on the table, in confidence
  • Priority access to Lee-Ann between sessions

The monthly rhythm

The calendar is the retention engine.

A course library is easy to forget. A calendar is not. Here is a member's month, week by week, every month of the year.

W1

The masterclass

One topic, taught live for an hour by Lee-Ann or a guest specialist, with questions worked at the end. The replay lands in the vault the next day and stays there for as long as you are a member.

W2

The PM Peer Room

The working session for new and solo PMs. Bring what is actually on your desk. The Peer Room meets fortnightly, so its second session lands alongside week four.

W3

The landlord Q&A clinic

The Landlord Circle's live hour. Bring the tenancy you are stuck on and Lee-Ann works it in real time, notice by notice, with the rest of the room learning off the back of it.

Law-change alerts, as they happen

NT tenancy law is reforming in tranches. Whenever a rule moves, members get a plain-English alert with what changed, who it affects and what to do next. No waiting for the next session.

Winning full fees in a thin market

Fee conversations for a lumpy NT market: anchors, scripts and where discounting actually ends.

Audit season without the panic

The trust-account audit year mapped backwards from the deadline, so audit season is a non-event.

Founding intake opens early 2027 · founding rates locked for as long as you stay

The room opens with the people who build it.

There is no member count on this page because the room has not opened. The founding intake will set its culture: the first self-managers in the Landlord Circle, the first PMs in the Peer Room, the first twelve agencies at the Roundtable. Founding members join at the lowest rate the Academy will ever charge, locked for as long as they stay.
