Advanced Residential
The boutique management and sales agency, live today, that caps its intake on purpose so the service stays close.

Advanced Academy is the education arm of the Advanced group, and it exists for one reason: to hand fifteen years of real Darwin and Palmerston property management to the people who need it. Landlords who self-manage, agents starting out, and owners about to sell. Plain English, built to the Northern Territory rules, taught by a working principal rather than a course marketer.
I never set out to build a school. For fifteen years I just answered questions. A landlord self-managing a Defence posting from interstate who did not know the bond clock had already started. A new agent terrified of their first trust-account audit. A seller about to sign with the agent who quoted forty grand over everyone else.
The mistakes were the same ones, over and over, and almost none of them lived in a national course, because the rules that actually bit people were Northern Territory rules. So I wrote it all down. Advanced Academy is fifteen years of those answers, organised by the job in front of you and built to the NT Residential Tenancies Act 1999, not a recycled template.
Self-managers who lose a bond dispute when the three-month rule and a solid condition report would have settled it.
NT bonds and NTCAT $199 →The one part of the job that can quietly cost a licence, learned properly before it ever does.
Trust accounting for NT PMs $499 →Owners talked up at the appraisal, then talked down to a lower price once the listing goes quiet.
Sell your NT property without getting played $199 →Owners ready to launch their own rent roll with no idea where the first door comes from.
Start your own NT property management agency $1,990 →The Academy does not stand alone. It is one of three businesses under the Advanced group, all run by the same principal, Lee-Ann Schey, out of Darwin and Palmerston. Advanced Residential manages and sells property. Advanced Stays hosts it as short stay. Advanced Academy teaches the craft behind both.
The courses are not written by a content team. They are the documented working practice of an agency that does this every day.

Fully managed short-stay accommodation across Darwin and Palmerston, run on the same standards as the agency.

Turning the group's real operational practice into courses, a members' community and coaching you can learn from.
Lee-Ann Schey teaches the bulk of the catalogue in the first person, because the authority comes from doing the job, not from a slide deck. Where a subject needs a specialist, she brings one in rather than busk it. The trust-accounting and depreciation content is co-taught by people who do that work for a living.

The authority comes from doing the job, not from a slide deck. I teach the real version of the work, not the textbook one.
Lee-Ann ScheyLead instructor and principal of the Advanced group. A licensed NT agent with fifteen years managing Darwin and Palmerston rentals, from bond disputes at NTCAT to trust-account audits and tenanted sales. Still managing doors today.
Co-instructor, trust accounting and audit
A chartered accountant and registered company auditor who audits Top End real estate trust accounts. She co-teaches the trust-accounting content, hosts the members' quarterly trust-accounting clinic and guests on the audit-season masterclass.
Co-instructor, tax depreciation and maintenance
A Darwin quantity surveyor preparing ATO-compliant depreciation schedules. He co-teaches the tax-depreciation and tropical-maintenance content and guests on the tropical maintenance masterclass.
Property is only complicated until someone shows you the order to do it in. That is the whole teaching philosophy. We do not pretend NT tenancy law is simple, and we do not drown you in legislation either. We name the actual form, the section, the notice period and the tribunal, then we walk it in the order you would really do it.
Built on the NT Residential Tenancies Act 1999 and how NTCAT actually runs, never a national template dressed up for the Territory.
We name the form, the section, the timeframe and the tribunal, not the general idea of compliance.
Every course is titled for what you can do afterwards, not what it is vaguely about.
You are capable. The rules are just unfamiliar, so we make them learnable.
The cheat sheets and templates are genuinely useful on their own. No bait, no drip-feed.
Any hard figure, like a bond cap, a notice period or an audit deadline, is flagged in-course to verify against current Consumer Affairs NT guidance before you rely on it.
You do not have to guess which course is right before you spend a dollar. Tell us where you stand and what you are trying to do, and a real person will point you to the course, the free resource or the membership that fits. No sales script, no pressure.
Monday to Friday, 8.30am to 5pm ACST. We do not run daylight saving up here, so check the time difference if you are calling from down south.
Level 1, 8 Cavenagh Street, Darwin NT 0800
Based in Darwin and Palmerston, teaching the whole Northern Territory online.
Start with a free resource, take a single course for the job in front of you, or join the community and get the live calendar with it. Whatever you choose, you are learning from the agency that actually does this. Founding intake opens early 2027.
Property knowledge that pays for itself.
