What you will be able to do

Open the doors on a foundation that actually holds.

The licence courses get you registered. This program is the "now what": everything between the certificate and a rent roll that pays, in the order you will actually do it.

Licensing

Choose the right entry path and get licensed

Agent's representative or full licence, the exact qualifications behind each, and the application quirks nobody warns you about.

Trust

Open and run a compliant trust account

Reconciliation discipline and the annual audit, taught with a registered auditor, minus the terror.

Systems

Stand up the SOP spine before door ten

Arrears, inspections, maintenance triage, end of tenancy and owner reporting, documented before they drown you.

Pricing

Price the service so the numbers work

Fees a boutique can defend, without racing the franchises to the bottom.

Growth

Sign your first twenty doors

Relationship-led BDM on no budget, from your own street to the listing presentation.

Scale

Keep the whole book compliant as it grows

Law changes, record systems and the doors-per-manager reality, so growth never costs the service.

Curriculum

Six modules, in the order an agency actually launches.

Module one gets you legally in the game. By module six you are running a compliant, growing book. Open a module to see its lessons. Hard figures are flagged in-course to verify against current NT guidance before you rely on them.

  • Agent's representative or full licence: which entry path fits your plan
  • The qualifications behind each path: the Certificate IV for a representative, the Diploma of Property for a full licence
  • The application quirks: the police check and the newspaper notice of intent with its 14-day objection window
  • Licence terms of one, three or five years, and what the Agents Licensing Board looks at
  • Your timeline and budget for the whole licensing runway
  • Opening the trust account: what the bank and the Board each need
  • Receipting, disbursing and the records that make audits boring
  • The reconciliation discipline that catches errors while they are small
  • The audit year to 30 June and the report your registered auditor lodges within three months
  • Held no trust money? The statutory declaration path and its two-month window
  • The Fidelity Guarantee Fund: what it is, what funds it, and the conduct that triggers a claim
  • The arrears workflow, day by day, before you ever need it
  • Routine inspections as a system, not a scramble
  • Maintenance triage: emergency versus routine, and the tropical calendar
  • End of tenancy and the bond process, done clean every time
  • The owner-reporting cadence that keeps owners for years
  • Management percentage, letting fees and ancillaries: building the schedule
  • The boutique premium: how capped intake and close service justify full fees
  • Answering the discount question without flinching
  • The numbers behind a healthy book: what each door must earn
  • Your patch, your promise and the owner you serve best
  • Converting self-managers: the warmest lead pool in the Territory
  • The listing presentation that wins against a franchise pitch
  • Referral partners: tradies, accountants and conveyancers
  • Onboarding a new management without the slip-ups
  • Keeping every managed property compliant as NT law reforms in tranches
  • Record systems that survive an audit and a tribunal
  • Doors per manager: reading the number that tells you when to hire
  • Protecting the existing book while you grow, the neglected-rent-roll trap
How you learn it

The course is the start. The system keeps running.

A course alone fades. Inside the Academy, this program plugs into a live loop that keeps working long after module six.

1

The course

Six self-paced modules with the templates, worked at your speed while the licence paperwork runs.

2

The masterclass

The monthly live session keeps the content current: fees, audit season, maintenance, arrears.

3

The Peer Room

Fortnightly, you work the material with people at the same stage, instead of guessing alone.

4

The Roundtable

When the doors arrive, the principals' table is where the next question gets answered.

The Peer Room comes with the Launch tier and up. The Principals' Roundtable, the full SOP vault and this course are all part of the Agency tier.
